Cooling/Heating as a Service

Pay per unit of cooling or heating delivered.

We fund the plant, build it on your site, and operate it for the life of the contract, whether it is a new build or a replacement for one reaching the end of its life. Temperature, system efficiency and uptime are contractually guaranteed.

How C/HaaS works

Eight stages, delivered by a single team. The first five take you from first meeting to signed contract. The last three run for the life of the agreement. We carry the asset, the operational risk and the efficiency guarantee.

View all case studies →
  1. System design & costing

Site discovery, load profile, equipment selection and system design. Energy Partners overlays the thermal energy meter, sensor placement and data systems specification. All inputs feed the digital twin and the techno‑economic model.

Energy Partners engineering · 6–8 weeks

  2. Digital twin

Before we quote a tariff we simulate the plant. Energy Partners builds a thermodynamic digital twin, calibrated with nine years of operating data and real OEM compressor curves. Validated against measured plants to within 2% accuracy.

    Thermodynamic simulation · 95%+ accuracy

  3. Techno‑economic model

Engineering and finance, together. Our engineering team feeds system design parameters, user requirements and contract length into the techno‑economic model, which outputs the fixed and variable components of the tariff together with a total lifecycle cost comparison. The result is approved internally by both our financiers and engineers before it is issued to you.

    Three internal approvals

  4. Project finance

Energy Partners funds the plant in full. Our equity is committed first and senior debt is arranged on top, with no exposure to the customer. Standard counterparty due diligence is performed on the offtaker, equivalent to a leasing review, but the agreement itself remains a service contract.

  5. C/HaaS contracting

Our standard agreement is pre‑approved by our financiers and legal counsel, then adapted to your site through site‑specific annexures. Terms run from 10 to 20 years, typically 15, with a purchase option available from year 6. It is structured against the IFRS 16 criteria as a service contract, so it sits in opex with no lease liability.

Term sheet to signature in ~10 weeks

  6. Build & commission

Turnkey build by Energy Partners and approved contractors, with mechanical commissioning to peak CoP. We install and calibrate the billing meter, connect the data platform, run the performance acceptance test against the digital twin, and onboard the asset into 24/7 monitoring.

Acceptance test against the digital twin

  7. Asset management

Three pillars across the contract life: predictive and preventative service and maintenance to ISO 55000; cooling/heating‑meter‑based billing on actual consumption; and 24/7 monitoring and optimisation from our central platform.

    Contract life · 15+ years

  8. Data + monitoring

Real‑time CoP per compressor, with efficiency drift detected within days rather than over years. Predictive analytics surface issues before they become failures. Adaptive control adjusts setpoints continuously. The customer dashboard shows live cooling/heating delivered, projected billing and audit‑ready SBTi reporting.

Tariff structure

One invoice a month. The availability fee and the maintenance fee are fixed. The cooling fee moves with the volume you take. We pay for the electricity the plant consumes and refund it on the same invoice. No capital line, and no repair bills.

What sits underneath the tariff

Contract term
10 to 20 years. Longer term → lower starting rate (€/kWhR).
Escalation
Contractually fixed. Indexed to published indices, with no discretion.
Accounting
Operational expense. No capitalisation, no depreciation, no lease treatment under IFRS 16.
LIVE MONITORING
Access to a live dashboard showing kWh consumed, kWhR delivered, suction temperatures and CoP.
03 / Heating

Heating as a service

Industrial refrigeration is a heat‑pump cycle. It removes heat from your cooling load and rejects it on the warm side. Where a site needs both, we capture that heat and contract it in parallel with the cooling. Where a site needs heat only, we deliver the same model through a dedicated industrial heat pump, billed per kWh under the same tariff structure.

01

Paired with cooling

On every site we have delivered to date, the warm-side heat from the refrigeration plant has been recovered for process loads. The heat is contracted alongside the cooling, with a parallel kWh thermal meter and the same fixed-plus-variable tariff structure.

02

Heating as a Service

For heating-only loads, we install and operate an industrial heat pump under the same agreement. You pay per kWh of heat delivered, with efficiency, availability and temperature compliance guaranteed against the contract.

03

One commercial model

Cooling and heating are sold under the same Energy Partners C/HaaS agreement, the same IFRS 16 service-contract structure, and the same purchase option. Whichever side leads, the operator faces a single counterparty and a single monthly invoice.

04 / Verification

How is efficiency verified?

Our cooling meter was developed in 2015 by the Energy Partners engineering team, one of the first of its kind globally. Efficiency is a measured number, streamed to you and to us in real time.

As operating expense, comparable to a utility bill. No asset capitalisation, no depreciation, and no lease treatment, with the structure tested against the IFRS 16 criteria.
Terms of ten to twenty years are possible; 15 years is typical. Longer terms unlock a lower starting tariff (€/kWhR) because the capital is amortised across more cooling delivered.
Availability + maintenance + variable cooling (kWhR × tariff), less the electricity the plant consumes, which Energy Partners pays directly. Monitoring, reporting, scheduled servicing, spares, labour and repairs are all included.
Yes. A purchase option is included in every contract. The price formula is fixed at signature, so there is no negotiation required when the option is exercised.
Energy Partners. For ammonia systems this covers machinery‑room classification, periodic inspections, refrigerant handling records, operator training and the full regulatory paper trail. On‑site staffing requirements are assessed and met on a site‑by‑site basis.
Continuous monitoring of the plant with a weekly report to the client covering electricity consumption, cooling output, suction temperatures (min/avg/max) and contracted CoP performance.
Energy Partners, for the full duration of the contract. Breakdowns and repairs within the design envelope are at our cost. Cooling delivery to the site continues uninterrupted.

Building new, or replacing an existing plant?

The model suits new builds and end-of-life replacements alike. Provide the thermal load, refrigerant type and uptime requirements, and we will respond with an indicative tariff within ten working days.
